Why Alanya
Alanya sits on Turkey's Mediterranean coast, about 25 minutes from Gazipaşa–Alanya Airport and two hours from Antalya Airport. It combines a long sunshine season, a sandy coastline and an established international community with prices still well below Spain, Portugal or the French Riviera for comparable villas. Foreign buyers can own property outright with a Turkish title deed (tapu), and purchases of at least USD 400,000, held for three years, qualify the buyer, spouse and children under 18 for Turkish citizenship.
For a buyer, the decisive difference is not the destination but what stage the property is in. Most villas advertised in Alanya are sold off-plan. Ours are finished.

Buying from the developer
- Completed projects in Alanya. Torus Yapı has been developing and building in Alanya since 2019, under the Torus Trade group. Torus Hill Suites was delivered and is fully sold; Apex and Silence are complete.
- One counterpart. The company that designed, built and delivered the property is the company you sign with — and the one that answers afterwards, on construction, legal matters and after-sales.
- What you see is what you get. Every villa can be viewed in person or by live video tour before you decide.
- After-sales. We personally follow the valuation, the title deed application, the transfer itself and the confirmation that the property qualifies for citizenship. Beyond that point buyers usually continue with a lawyer, and we help you find a suitable one.
How buying works for foreign buyers
- Viewing — in Alanya or by live video call.
- Reservation — the unit is taken off the market with a reservation deposit.
- Sales contract — bilingual contract; you can review it with your own lawyer. Payment plans are flexible and arranged per buyer.
- Payment and title deed (tapu) — payment is made by bank transfer; the title deed application follows and transfer typically completes within one to two weeks.
- Move in — keys, utilities and site management handover.
Turkish citizenship by property
A property purchase of at least USD 400,000 held for three years qualifies the buyer, spouse and children under 18 for Turkish citizenship. The value is established by a report from an authorised valuation company, and payment must go through a bank with a foreign currency purchase certificate (DAB) issued.
At Torus Silence, 3+1 and 4+1 residences and all villas meet the threshold on their own; 1+1 and 2+1 residences can be combined to reach it. Torus Apex villas meet it individually.

Frequently asked questions
Can foreigners buy a villa in Alanya?
Yes. Citizens of most countries can buy freehold property in Turkey in their own name and receive the title deed (tapu).
Are the villas finished?
Yes. Torus Apex and Torus Silence are completed; you can move in after the title deed transfer.
Do I have to be in Turkey to buy?
No. The purchase can be completed by power of attorney; viewing can be done by live video.
Who do I sign the contract with?
With Torus Yapı — the company that built the property. One counterpart for construction, legal matters and after-sales.
How far is the airport?
Gazipaşa–Alanya Airport is about 25 minutes; Antalya Airport about two hours by car.
Are payment plans available?
Yes. Payment plans are arranged flexibly, according to each buyer's situation.
